Many estate agents can provide you with a home information pack but they will all be adding their commission charge on top and they will often own the HIP until you sell your home when they will invoice you for the full price.

Estate Agents Agreements and Fees (Save an average of £5,170 with Sell4Less)
Sole Agency Agreement: This is a legally binding contract between you and your chosen estate agent that ties you into using their services for a set period of time where the estate agent will charge you a "fixed agreed price" or "percentage fee" of the sale price of your home usually ranging from 1-3%. The agreement can also mean that if you find a buyer with another estate agent or privately you will still have to pay the original estate agents fee even if they have not done any work selling your home.

Sell4Less is a private property advertising website - we are not estate agents. You don't have to sign a sole agency agreement or pay us any commission. You are even free to use an estate agent if you wish to do so!

Percentage Fees: Estate agents usually charge you a percentage of the value of your home as their commission this generally ranges between 1-3% but can be more. So if you were selling an average property worth £220,000 and the estate agent charged you 2% you would have to pay them £5,170 including vat on the sale of your property.

Cancellation Fees: Estate agents usually charge you a cancellation fee if you move away from their services this varies from estate agency to estate agency but it is usually around the £500 mark and covers their marketing and administration fees. They may even charge you for your HIP at this point.

Marketing Fees: Most estate agents charge you additional marketing fees based on the number of adverts you have in your local property newspaper or additional brochures they print for you, this can include additional admin fees and would typically cost £200 per advert in the local paper but varies depending on agent and area.

Estate Agent Valuations and Adverts
Valuation: In simple terms valuation is comparing your property to similar properties in the area to find a price to market it. An estate agent will visit you at your home and give you an estimation of the price you should market your home for this can some times be an unrealistically high figure to encourage you to market your home with their estate agency and no gaurentee is given to you acheiving the price quoted. If this is the case the estate agent will ask you to reduce your price over the time your house is not selling.

If you don't already have a good idea of your property's value it really does not take a genius to estimate the price by looking to see what similar properties are selling for in your area and advertising your home for a similar price, You could start by searching for similar properties on Sell4Less and Fish4homes.

Writing the advert: Estate Agents visit your home to value it and at the same time they will take measurements of your rooms and write your advert by considering what makes your home attractive to buyers.

Photographs: Your estate agent will usually take some pictures of your home with a digital camera.

Estate Agents Marketing:
Online: Once the estate agent has valued your home and you have signed their "sole agency agreement" the estate agent will prepare your advert and upload it to their own website. They will also upload it to major property porthals like Fish4homes and Nestoria.

Brochures: Estate Agents may also advertise your property s brochure in their shop window for passers by to see. The agent will usually provide you with a few printed brochures for your home to give to interested parties.

For Sale Boards: The estate agent will erect their for sale board in front of your property.

Contact with buyer:
Answering Calls: Estate agents offices are generally open from 9am-5pm and they will take calls from interested buyers between those times but for the majority of that time interested buyers are off work their office is shut.

Negotiating the deal:
Negotiation: Estate Agents will record enquiries from interested buyers and take offers from the buyer. When they have received enough offers from interested buyers they will usually find the final buyer by phoning up each interested party and asking them for their best and final offer or conduct a closing bids auction
Best and final offers: This is simply the process of calling interested buyers and saying the highest offer I have received to date is x-amount and I would like you to give me you best and final offer above that amount if you are still interested in the property.
Closed bids auction: This is where the estate agent will phone the interested buyers and ask them for an offer above the highest offer they have received and keep phoning around until there is only one buyer left.
